ClearView RC Helicopter simulator is dedicated RC helicopter simulator that can be used for learning to fly rc helicopters and advanced 3d training. Curent version 2.0 provides:

5 sceneries
2 pod and boom glow helicopters - Raptor 60 and Raptor 90
1 scale JetRanger
1 electric TRex / Shogun like micro electric heli

You can import your own flying field sceneries or use many of free sceneries from rc-sim.de
The simulator requires computer gamepad or usb cable that connects RC transmitter to the computer usb port. Free 1 hour of flight time is provided. The registration is $30 and includes free upgrades to all new versions.

Im gonna give this one a shot. I love the concept of using your own controller/hooked up TX. Other sims rip you of (kingsize), and all they do is include this skanky little plastic stickbox. If the physics are good, ill be sure to buy it. The screenshots look straight out of XBR (or whatever that german heli sim is called). Nice job.

Edit: Ghak! Im not gonna buy that. No sound, at some points severe FPS dropouts, physics way off, no way of going fullscreen. Sometimes the heli goes totally mental and dropt like a stone, I havent managed invert yet eighter. Even the 60 minute demo timer is out of whack. Sorry man, but this thing needs a lot more tweaking before its retail worthy.
